Utah’s Weather Does Real Damage to Roofs

If you live in Utah, your roof is in a fight every single season. Winter brings heavy snow loads that sit for months, freeze-thaw cycles that work moisture into every crack and seam, and ice dams that can back water up under your shingles and into your attic. Spring hits with rapid snowmelt that overwhelms flashing and valleys. Summer delivers brutal UV radiation at altitude and hailstorms that roll through the Wasatch Front like clockwork. And fall’s wind gusts can peel shingles right off if they’re already compromised.

The point is, roof damage isn’t a matter of if — it’s a matter of when. And when it happens, you need a roofer who’ll pick up the phone, get out there fast, and fix it right the first time. That’s what Cardinal Roofing does. We’ve been repairing roofs from Salt Lake to Park City with over two decades of combined experience, and we’ve seen every kind of damage Utah weather can dish out.

Whether it’s a few missing shingles from last night’s windstorm or serious structural damage from an ice dam, we’ll tell you exactly what’s going on, what it’ll cost to fix, and whether a repair makes sense or you’re better off looking at a replacement. Straight talk, honest assessment, fast work.

Common Roof Problems in Utah

We repair these issues every week across the Wasatch Front. If something on this list sounds familiar, give us a call.

Ice Dam Damage

This is the single biggest roof problem in Utah. When heat escapes through your attic, it melts snow on the upper part of your roof. That water runs down to the eaves where it’s colder, refreezes, and creates a dam of ice. Water pools behind the dam and works its way under your shingles, through the underlayment, and into your home. We see this constantly in Park City, Heber Valley, and anywhere in the mountains, but it happens along the valley too — especially on older homes with poor attic insulation and ventilation. We repair the damage and help you address the underlying ventilation issues so it doesn’t keep happening.

Hail Damage

Utah gets hit with hail regularly from May through September. Those dents in your shingles aren’t just cosmetic — hail knocks granules off, exposing the asphalt underneath to UV radiation. Once that protective layer is compromised, your shingles deteriorate fast. We’ll inspect your roof after a hailstorm, document the damage with photos, and work with your insurance company on the claim. We’ve done hundreds of hail damage repairs and insurance jobs along the Wasatch Front.

Wind-Lifted Shingles

Those canyon winds that funnel through the Wasatch are no joke. Wind doesn’t have to tear a shingle completely off to cause problems — it just has to lift the edge enough to break the sealant strip. Once that seal is broken, the next rain or snowmelt gets underneath. We re-seal or replace wind-damaged shingles and check the surrounding area to make sure the wind didn’t compromise more than what’s obvious from the ground.

Flashing Failures

Flashing is the metal that seals the joints around chimneys, vents, skylights, and where your roof meets a wall. It’s one of the most common failure points we see, and it’s often because the original installer cut corners. Utah’s temperature swings — from below zero to 50 degrees in a single day during winter — cause metal to expand and contract, which eventually works flashing loose. We pull the old flashing, install new step flashing and counter-flashing properly, and seal it so it lasts.

Valley Leaks

Roof valleys channel a huge amount of water and snowmelt, especially during spring thaw when everything’s melting at once. If the valley flashing is corroded, the shingles are worn, or the original installation was sloppy, that water finds its way in. We see this a lot on homes in Sandy, Draper, and the east bench where roof designs tend to have more valleys and complex geometry. We repair valley issues with proper metal flashing and ice and water shield to make sure it’s sealed tight.

Spring Thaw Damage

Every spring, Utah goes through weeks of rapid snowmelt. All that water has to go somewhere, and if your roof has any weak points — worn shingles, compromised flashing, clogged gutters — you’re going to find out about them in March and April. We get a flood of calls every spring from homeowners who made it through winter thinking everything was fine, only to discover leaks once the thaw really gets going. If you notice water stains on your ceiling, damp spots in your attic, or water running where it shouldn’t, call us. We’ll get out there fast and stop the damage before it gets worse.

Emergency Roof Repairs — 24/7

Roofs don’t fail on a convenient schedule. A tree branch comes through during a windstorm at 2 AM. An ice dam lets go and water starts pouring into your living room on a Saturday night. A hailstorm punches holes in your flat roof while you’re at work. When it happens, you need someone who actually answers the phone.

Call us anytime at (801) 330-0311. Day or night, weekends, holidays — we answer and we respond. Our emergency repair process is simple: we get out there as fast as possible, stop the water from coming in, tarp or temporarily seal the damaged area, and then schedule the permanent repair for the next available window. The goal is to prevent further damage to your home while we get the real fix done right.

We don’t charge extra for emergency calls, and we don’t use emergencies as an excuse to pressure you into a full replacement you might not need. We’ll stop the immediate problem, then give you an honest assessment of what it’ll take to fix it properly.

Repair vs. Replacement: How to Know

One of the most important things a roofer can do is give you an honest answer about whether a repair will actually solve your problem. We’ve seen too many homeowners spend $2,000 on a patch job when the roof was really at end of life, only to need a full replacement a year later. We’ve also seen the opposite — roofers pushing a $15,000 replacement when a $500 repair was all that was needed.

Here’s how we think about it:

  • Repair makes sense when: The damage is localized (a small area, a single flashing point, one valley), your roof is less than 15 years old, and the rest of the roof is in good shape.
  • Replacement makes sense when: The damage is widespread, your roof is 20+ years old, you’ve had multiple repairs in the last few years, or the deck underneath is compromised.
  • The gray area: If your roof is 15-20 years old and you have moderate damage, we’ll talk through both options with you. Sometimes a good repair buys you another 5-7 years, which might be all you need.

We’ll always give you our honest recommendation, and we’ll explain why. We’d rather earn your trust with a straight answer than make a quick buck on a job that doesn’t serve you.

Working With Your Insurance Company

If your roof damage was caused by a storm, hail, wind, or falling debris, it’s likely covered by your homeowner’s insurance. We’ve been through the insurance claim process hundreds of times, and we know how to make it as smooth as possible for you.

Here’s what we do: We inspect your roof, document all the damage with detailed photos and measurements, and provide a comprehensive scope of work that matches what insurance adjusters need to see. We’ll meet with your adjuster on-site if needed and make sure nothing gets missed. We’ve worked with every major insurance carrier in Utah — State Farm, Allstate, USAA, American Family, you name it — and we know how to present damage in a way that’s thorough and accurate.

We don’t play games with insurance claims. We document what’s actually there, we don’t inflate damage, and we don’t lowball it either. Your insurance company is supposed to pay for the damage their policy covers, and we make sure the documentation supports a fair settlement. If the adjuster’s estimate seems low, we’ll push back with the evidence to support a proper repair.

And here’s something important: never sign a contract with a roofer before your insurance company has inspected the damage. Storm chasers love to show up after hail and pressure you into signing on the spot. We don’t operate that way. Get your claim filed, let the adjuster do their job, and then choose a local roofer you trust to do the work.
